FOUNDATIONS

  1. Standard strip footings to Engineer's details.
  2. 85mm concrete slab, floated.

BRICKWORK SUPERSTRUCTURE

  1. External walls 280mm cement brick cavity.
  2. Internal walls 110mm/230mm cement bricks as per plan.

"Brush" plaster to internal and external walls.

WINDOWS FRAMES

Standard (Winster) Top-Hung Meranti wooden frames.

DOORS

  1. Front door: Meranti door and frame with multi-lever lock.
  2. Kitchen door: Meranti flush back door and frame with multi-lever lock.
  3. All Internal doors: Meranti frame and Commercial doors with multi-lever lock.
  4. Garage door: Single glass-fibre tip-up door as selected by developer.

ROOF

  1. Roof trusses pre-fabricated by supplier.
  2. Roof pitch as per drawing.
  3. Roof covering will be of Chromodek corrugated iron of recognized manufacturer on an approved PVC underlay.

CEILINGS

  1. Ceiling height 2600mm.
  2. Rhinoboard 6.4mm with PVC strips and 75mm coved cornice. Lounge and kitchen area will be exposed trusses with Isotherm board. Trusses to be painted in same colour as Isotherm.
  3. Garage: Exposed trusses, un-painted

FLOOR COVERING

  1. Ceramic tiles to specified areas. (Lounge, Entrance Hall, Bathrooms & Kitchen).
  2. Will be selected for colour and/or shape as by the Developer or as per sample board.
  3. Carpets (bedrooms): Will be selected for colour and/or shape as by the Developer or as per sample board.

SKIRTING

Wood skirting to all areas. (Kitchen, bathrooms, garage and other grano floor areas excluded).

BATHROOM & KITCHEN FITTINGS

  1. Natural aluminium shower door with clear glass
  2. Taps: Isca range or similar from Developer's range.
  3. Mixer taps for baths, basins and showers.
  4. Undertile taps for washing machine/dishwasher.
  5. "Prestex" shower rose, or similar from Developer's range.

No additional bathroom accessories supplied. No mirrors installed.

SANITARY WARE

  1. Quantity as per bathroom layout - colours all white.
  2. Sink - Stainless steel drop-in supplied and installed by kitchen company.
  3. One 150L geyser to unit (SABS approved).
  4. Brass garden tap - One over gully in backyard and one in front yard.
  5. Basin - Pedestal basin from Developer's range.
  6. Toilet - Semi-/close couple suite from Developer's range.
  7. Bath - Standard 1700mm fibreglass white bath.

WALL TILING

  1. Will be selected for colour and/or shape as by the Developer or as per sample board.
  2. Kitchen: Splash-back running the length of the cupboard area above the Formica top.
  3. Bathrooms: Two rows of tiles running around length of the bath. Two rows of tiles running along the length of the basin. Showers to be tiled to height of shower door.
  4. Listellos - optional extra.

PAINTING

  1. Ceilings; One undercoat + one top coat (white).
  2. Interior walls; One undercoat + one top coat (white).
  3. Exterior walls; One undercoat + 2 acrylic top coats. (Approved colours only).
  4. Wood oil to all timber and timber doors.

KITCHEN UNITS & TOPS

Kitchen Units - White melamine internal and external choice of Black Cherry, Etimo, Memphis Cherry and Maple. Formica tops.

CUPBOARDS/VANITIES

Built-in Cupboards - White melamine internal and external. Vanity units not included.

PAVING

Cement brick paving as follows:

  1. Paved splash apron of 600mm around house.
  2. Paved walkway to front door.
  3. Paved driveway to road surface.

GARDEN WALLS

Brick & plaster garden walls 1.6m at side boundaries.

SITE WORKS

Site cleared, sloped and levelled. Storm water - to natural ground only. No termite proofing included.

MUNICIPAL CONNECTIONS

Electricity and Water connections and deposits not included.

GARDEN

Grass as per site plan/specification.

ELECTRICAL

Distribution board - 1 single phase DB per unit.
Geyser point - 1 per unit.
